Well, I caught the other realtor in three lies (not substantial about the house, but about supposed other offers, and her client's supposed unavailability) when trying to obtain more time to consider our offer. about 45 minutes before our offer expired the other realtor said that there was "too much activity" on the house and she was going to let our offer expire. Nothing about another offer on the house, which is what she initially stated to us.

Our problem was my wife let her know how much she loved the house and that her grandmother was two doors down the street. I feel that she is trying to play a stupid game with us and try to play off my wifes emotional attachment to the place.

I spoke with my wife and we agreed to let the place rot before we go back to them with anything else. There is too much on the market to try and play these games. Further, the current owner is an absentee owner in Texas, already relocated, with another mortgage for a place in Texas. I feel that the other owner is going to find out that pigs get fat, and hogs get slaughtered, and she is heading for the slaughter house.

Lastly, I am pissed off. Not about not getting the house, (there is too much on the market with more to offer to be pissed about that), but about the other realtor lying to me. Even if she came back and tried to accept the offer, I would throw her out on her a$$. I don't deal, consort, or affiliate with anyone who lies.

I'm sorry to hear about your experience. Unfortunately, there are some unscrupulous people in this profession and even more who just don't know what they're doing. It's a very competitive business and can bring out the worst in some people. On behalf of all Realtors, I would like to apologize for the way you were treated. If you're working with a Realtor yourself then I would recommend that you encourage them to report this agent to your local Realtor board. Lying about having an offer is a clear ethics violation.

I completely agree with the theory that "bulls & bears eat, hogs get slaughtered." I see it come to fruition all the time. Another cliche that plays well in this business is "if it's meant to be then it's meant to be." I've had many many clients lose out on a home they thought was perfect only to later find an even better home. So, don't get discouraged.

No worries, and no need to appologize. I had a Wellington feeling about this lady when I first met her, but went forward anyway because my wife loved the house. I am already going to report her, and not direct my realtor to do so because my realtor still has to work in the industry, and I don't want her to get the reputation as a "snitch" in her field. Reporting the other party is not a burden that I would place on my realtor.

Also, I negotiate like this for a living, so it is not sweat off my back to move on from this house. there are pleanty of others.

I just feel really badly anytime someone has a run-in with one of these guys. So, I felt the need to apologize and let you know not everyone in this profession is like that.

I recently had a run-in with a Realtor like this. I was working with a client on buying a $2.5M house. The seller verbally accepted our offer but their agent delayed and put up road blocks when I was trying to get their signature on it. Late in the day another offer "magically" appeared. My client was PISSED because his offer had already been verbally accepted and wouldn't offer another dollar and I can't blame him. We lost the house and in the end it only sold for $15K more. Totally ridiculous to pull that garbage over $15K on a $2.5M transaction.

Well anyway, my client stopped working with me over the whole thing even though there was nothing I did wrong or could have done to prevent what happened. So, I'm out some MAJOR money because of this unscrupulous person.
