Your experience does not mirror what I have observed with my house and others. For shingled rrofs, ring shank mails are required and they do a phenomenal job of holding. Nothing helps screens for lanais and porches, but structural damage should have been severely limited. When was your house built?? Tile roofs i can't attest to. They really don't use them much up here.

Shingle roofs down here peeled like bananas during Wilma.
Many roofs looked like a checker board pattern from the missing shingles.
Most homes in my neighborhood/town are from the early 90's.

I saw the same thing in Vero Beach during Frances and Jean when I was there helping storm victims with their home losses.

Mine was due to so many tiles being loosened by the storm, in addition to about 100 that fell.
The tiles at that time were laid down with two nails at the top, then the weight of the next one on top of it, with that one with two nails and so on.
The edges get raised by the wind and once one goes, then the rest start to fly but it takes a big gust as they are quite heavy.
My new roof (which consumed nearly $40K of that estimate) is laid down with foam all over. The entire tile is affixed, not just the two nails.
I had an engineer pull test done rated at over 150 MPH and none lifted.
I think I should do a whole lot better next time around.
The new screen enclosure is up to a much tougher code also. Much heavier/bigger supports and tapcons.

Thanks for the info. I think the new codes were put into effect in 92 but it could have been as late as 94.

I thought you were saying people lost roofs. Roofing is fairly easily replaced. Although man your tile repair is expensive!!!

Up here they have started to use rubber roofing that looks like the old tin roofs. They actually look great and are supposed to the absulote best for wind resistance. They are VERY expensive though. If I ever have to replace my roof I am going to look at one. The ones in my neighborhood look very nice.

Oh boy, it is shifting.
Good for us in South Florida, bad for someone else.
Are they ready to evacuate in NO again?
This thing keeps shifting down now and models show it headed in the gulf.
Some have it hooking towards Tampa.
Some have it going to NO.
Here we go again.
That cone of error is still too big to really know where it is headed.

I have been predicting that it will go thru the center of Cuba and on its way and it is looking like that is exactly what is happening.

That site shows it ramping up to a Cat4 on Monday into Tuesday as it starts to curve around S. Florida. I still think it's anyone's guess.

I know a lot of people were mad about leaving for Gustov and it was a non-event for those in N.O. But, it very well could track into N.O. again and if it doesn't weaken then look out!

We are not out of the woods in Florida.
Key West and the keys are in trouble with a possible Cat 4.
Also, depends on how strong the High front is.
If weakens, comes back our way.

Well, my place was built before Andrew. Back in 05, I lost a couch right through the window, 2 humidors full, substanial water damage because the roof lifted and lost shingles, 2 servers, and 3 of my computers. and that was the cat 2 that went over us.

That's why I said in the other thread that I could and have taken my keys, wallet and cash and left. No questions, no thoughts to it. Just packed the wife and kids and a change of clothes for 2 days and left. And I will do it again without even blinking an eye.
