If you really want to diversify your portfolio and stabilize your income potential you should buy rental property. If you buy property that lower income people can afford you will always keep it rented.

Of course, you'd have to run through the full calculation to see what makes the most sense. But in principle, your reasoning is correct and makes good common sense. Real estate is still a very safe investment with quite a good return rate. Debts are one of the reasons of this crisis. So reducing your debt (mortgage) while investing in real estate (your house) is certainly worth considering. If you can swing it I would also suggest to buy some rental property especially since in FL the prices have gone down quite a bit, I hear. Only buy something where you can cover the mortgage with the rent that's coming in and consider the possibility that it might not be rented for two months or so while you are changing renters.
