Advice Needed - Repainting our new house

My fiance and I settle on our first home in August and like many we want to repaint and add some chair rails were they are not currently. I have some decent carpentary experience so the chair rails and painting is the easy part. We plan on doing a color below the rails and white above in some of the rooms.

here's where I need a little advice

After a few walkthroughs, I noticed a considerable build up of paint on almost all of the trim from al the years of repainting. I'm talking thick paint, drips, bubbles etc. I plan to sand and scrap down almost all the trim in the place. Well at least the mainfloor and master bedroom for now.

I realize I have a lot of tedious work ahead of me. I just want to get some thoughts from more expereinced carpenters and painters on some recommendation of the best tools, materials, and technigues to use so I'm not making a trip to the store every few hours or killing myself.

Nice house, congrats! I went through my house with my rotary, lightly sanding off paint that had dripped on the molding and the lack of care from the previous owners. After that, I touched it up with a light rubbing of stain. Looks perfectly now.

Just be careful if it is lead based paint.
